I am pleased to report that based on the most recent statistical data on homes for sale in Abacoa. Sales have found a bottom in the Abacoa real estate market. Inventory is unbelievably low. NOW IS THE TIME TO SELL. Demand is high and the real estate market is showing signs of stability.
There were 47 home sales in just the Abacoa communities of Valencia and New Haven. The average days on market were 164. The average sales price for a townhome in New Haven was $195,000 and the average sales price for a single family home was $347,000. That is down from 2006 where the average sales price for a townhome was $334,000 and for a single family home $536,000. In Valencia for 2011, the average sales price for a home was $793,000 compared to 2006 where the average sales price was $1,165,000.
Often sellers list their homes above market value and wonder why their home hasn’t sold, or buyers make low offers and wonder why they cannot negotiate a purchase. Mostly it’s
because both buyers and sellers do not have the time to research true market value. With accurate information, buyers and sellers have an easier time making an informed decision. Price continues to be the catalyst for determining days on the market. For homes priced at or below market value, the average days on market is 90 days. For homes priced above current market value, average days on market is nearly 280 days.
